CHOICE OF LOCATION AND ENVIRONMENTAL PRESENTATION

The complex will be located in Jadranovo, in via Budići, on the Crikvenica Riviera.
It is made up of two buildings which are joined together, with appearance, height and shape being perfectly integrated into its surroundings and in perfect harmony with the existing buildings.  The area of the plot not built on will be covered in rolled turf with stone pathways. 

PROJECT EXECUTION

The building is made up of 8 apartments and an underground garage.  The garage will be created with direct access from the complex itself. 

The building is made up of a lower-ground level, a ground floor and to upper floors.  The entrance is located to the north of the building, whilst the apartments are positioned in a north-south direction.  There is a balcony on the southerly facing part of each apartment, with a wonderful view of the island of Krk and overlooking the Quarnero. 

Apartments are furnished both with functionality and for maximum comfort. 

GENERAL INFORMATION ABOUT THE PROJECT

The building's structure is in reinforced concrete.
All load-bearing walls will be built in top quality Porotherm bricks.  Balconies on the roof, above the apartments themselves, will be thermal-insulated and waterproofed. 
The heat system created by the well-known producer will be used for the façade.  This will be made up of a 6 cm layer of extended polystyrene and will have a silicate rendering finish.  All apartment internal walls and ceilings will be finished in semi-dispersive colours.  Communal walls and ceilings, entrance hall and the stairway will be painted in washable colours, whilst dispersive colours will be used in areas designated as storerooms.   Granite will be used I the hall and on the stairs.  Balcony and terrace balustrades will be stainless steel, with opaque and resistant glass plates.  The balustrades on the stairs will also be in stainless steel.   

Letter boxes and door intercommunication systems will be available at the entrance and will be incorporated into the wall.  Each apartment will be furnished with top quality Italian (stoneware) tiles and exotic wood parquet flooring.  External windows and doors will be profiled in aluminium and insulating glass with low heat loss.  Electrically controlled aluminium shutters will protect internal areas from the sun.  All entrance doors will be anti-theft, and finished with a wood veneer.   Apartment doors will have a bilateral veneer, whilst entrance doors will be in solid wood.  Apartments will be equipped with electrically operated floor heating. Each apartment will have remote controlled heating and air conditioning systems, as well as cellphone controlled shutters. As well as this, each apartment will be equipped with a fire and burglar alarm.   Each apartment will have TV/SAT/HIFI/INTERNET system.
In order to offer even greater comfort, apartments will be equipped with a centralised core induction system.
