Project Description

This project is a joint venture between Investor (Financier) and Service Provider (PROFICIENT Construction) for the construction of Residential Villas / Town houses units in the city of Lahore-Pakistan.

Purchase of plot and ownership of the project

With the investment of the investor the property/plot for the house construction shall be purchased and transferred in the name of investor or his representative, in order to safe guard his interests and investor will himself make payment to the seller of the plot directly.

Construction of house

For the house construction on the investor’ plot, company shall receive payments in installments according to the work to be done e.g. 1st installment on plinth (Base) level, 2nd installment on 1st lentel (1st story), 3rd installment on 2nd lentel (2nd story), 4th installment on plaster and 5th installment on finishing etc.

Sale of the house

After completion of the house, Real Estate section of PROFICIENT Construction shall make efforts to sale investor’ house on profitable rates. When at any sale offer investor agrees to sale his house, then again all the payments of the sale proceeds of the house shall be received by the investor himself from the purchaser of his house directly.

Completion time of the projects

The completion time and cost and sale price and some other details of the project are explained in annexure*1.

Return on investment (ROI)

Expected profit margins range from *0% to *6% per annum and above depending on the size, location and design of the project/house. Moreover the above profit ratios for the investors are after the deduction of all kind of service charges of PROFICIENT Construction.

Suggestions

Obviously the final choice lies with you that how much you would like to invest. Annexure 1 clearly shows the costs of each category of houses but if you want to increase your profits then followings are some important suggestions according to our previous experience:

a)      Medium house has more profit margins than the small one and large has more margin than the medium i.e. as you move to higher category your profit margins are increased.

b)      In any category duplex (Two adjacent hoses of the same design) are more likely to be sold on a higher profit rate than a single one. (Annexure 1 defines the profit margins of single houses in each category).
